Staging Tips

Why Stage?

The answer to that question is a long one. Here it goes...

~Sell in Style clients have always made a profit on their Staging investment. Our clients have sold for 7% - 20% above their originally planned selling price.

~The average cost of Staging is 1% - 3% of the asking price of your house. This is almost always less than your first price reduction would be on a non-staged home. When a Staged home is priced for the current market in it's area, it is rare that you would need to take a price reduction.

~Staged houses sell 32% faster than non-staged homes, on average. Most of us have made up our minds to move onto something different when we decide to sell, our minds are made up and we want things to go quickly.

~Staged houses sell 50% faster than vacant houses. If your house is vacant most likely you have had to relocate or have bought the property as an investment. Selling faster saves and even makes you money.

~Only 20% of potential buyers are able to envision the potential of a house without some guidance. You limit your potential buyers when you expect that they will see the house the way that you do.

~Buyers are choosy (They can be - there is plenty to choose from). A majority of buyers want their new home to be in Move in Condition. If your house looks like it needs work, appears to be too small, or is outdated (just to name a few) compared to another house in the neighborhood for the same price, buyers will choose to buy from your compition.

~As your home is the biggest investment that you will ever make, it is also the biggest investment most will ever make. Most buyers are very cautious when making this investment. Staging (along with a thorough inspection report) allows the buyer to feel comfortable in their decision. That comfort results in a faster decision to pay the list price.

I have watched home owners sabotage the sale of their house with the following mind set:  "They can do it when they move in! Why should I spend money on the house when I am selling it?!  They will be able to see past all that and be willing to pay full asking price." When the competition doesn't have that mind set, and chose to take those obstacles out of the way before listing their house; Wouldn't you want the other house if you were in their shoes?

Do you still wonder if Staging is a good investment? If you do or if you have different reasons than the ones listed above, I would like to hear from you. I'll be curious what I left out.
